The new are coming! The new homes are coming! A sign is up on Midvale Road in Tucker, GA promoting Midvale Subdivision New Homes from $500,000 by Paran Homes. This is certainly welcome news for the neighborhood. This tract of land has been sitting partially developed since before the recession. And our Northlake neighborhoods have not seen new construction in quite some time.
If you are thinking about buying a new home – I have a warning. Anybody you talk to at the subdivision works only for the builder. You are not being represented by the real estate agents as they work for the builder. If you want to be represented by a real estate agent – who has YOUR best intrests as their goal – you will have to bring a buyers agent to the table.
I am representing a client in the purchase of a home on a “pre-development” tract. It has been amazing how the builder has tried to change things up for my client over the past few months. As a former homebuilder myself – I know that most buyers try to come in and cut a “better” deal because they dont have an agent. Trust me when I tell you that the builder never has the best interests of the home buyer at heart in the sale of a new home.
