Hows the Atlanta Real Estate Market?

Home sellers and home buyers in Atlanta Georgia have the same question in mind when I talk to them about the real estate market.

The answer is the same whether you are buying or selling a home: “uncertain”

We have listed homes in the past month that sold in the first week they were on the market and we have just re-listed a couple of homes that have been on the market a year.

Our buyers have put together a list of  6 homes to see on a Saturday morning only to find three of them went under contract the day before.  Another buyer is interested in a home and the seller has not finalized the sales contract because the buyer can not close until the fall – obviously the seller has not had any other offers while we have been waiting for an answer.

There is an active market in Atlanta but I find it to be very thin and only specific segments are seeing activity.

For instance, two story homes in the 30345 zip code are “hot”.  Ranch homes in 30345 are not seeing a lot of activity.

In the 30084 zip code, homes under $150,000 are in demand.  Homes priced over $200,000 are not getting much traffic.

In the 30033 zip code buyers want homes that are completely updated and ready to move in.  “Value” homes that need a lot of work but are priced right in my opinion are not getting many showings.

The tide is finally starting to come in for the Atlanta real estate market but it is not floating all boats equally.
