That sonic boom you heard this week was the spring real estate market kicking off in high gear. Interest rates have stayed low and buyers are back in the market. We don’t have much in the way an inventory of houses to show them but the buyers are raring to go.

We are seeing homes priced under $350,000 flying off the listing pages in the Lakeside and Tucker High School Districts. Homes priced $350,000 -$550,000 are a little bit behind on the start but are catching up fast. Above $550,000 the spring has not sprung yet.

Get pre-qualified by a mortgage lender. When that dream home pops up on the market this spring you are not going to have long to think about it. You will need to make an almost snap judgement. Knowing how much home you can afford will save you money.

Figure out which neighborhood(s) work for you. This may mean narrowing down to a school district, large subdivision or just a couple of blocks. Drive by and though the area at various times of the day. Get out of your car and walk around – talk to the people you meet walking their dogs or playing ball in the yard. Visit the Elementary School – get ready.

Have your realtot put you on a direct feed (to your email address) from the MLS so you will see the home as soon as it hits the market.

Pick a great Realtor. You will need a savvy and experienced agent to win the race (and possible bidding war) to that great new home. Good advice is not cheap and cheap advice is not usually all that good.
