Holidays are Here and So Are Atlanta Home Buyers
The Atlanta real estate market is getting a year end kick from home buyers who have decided to purchase an Atlanta Georgia home during the holidays prior to the end of the year. I am working with 4 different home buyers who have made it clear they are ready to purchase an Atlanta Georgia home.
Most of these Atlanta home buyers are first time home buyers moving from an apartment to a single family home. It is exciting to assist these home buyers as they look at houses and entertain the possibility of putting their own personal touch on future renovations and finish.
And the price range of these home purchases is also surprising. We are looking at traditional first time Atlanta home buying price ranges of $150,000 to $275,000 as well as price ranges that have historically been viewed as the “move up” market in Atlanta $300,000 and up. My theory is these buyers have delayed a home purchase while waiting for the Atlanta market to level out. Looks to me as if they have made the decision to buy now before Atlanta home prices start moving up again.
What’s ahead for the Atlanta spring home buying market. I am seeing less inventory and more competition for homes in the Atlanta spring home buying market. This will be good news to sellers who have waited out the long period of a tough Atlanta housing market.
It may be somewhat disappointing to home buyers who have been waiting for signs the market has recovered before making a purchase decision. These buyers may see declining inventory, less quality in the houses actually on the market and rising property prices as competition starts to heat back up.
These are just my predictions and I have no economic crystal ball. Failure for the President and Congress to reach agreement on the “Fiscal Cliff” issues would alter things dramatically.
