Everybody in Atlanta knows at least 10 real estate agents. You can find them anywhere. If you mention homebuying at a Christmas party three people will raise their glass of eggnog and immediately identify themselves as real estate agents. But are they good agents who can find homes in hot markets?
Not all real estate agents are the same. They come in varying degrees of expertise, knowledge and attitude. And real estate agents differ in the area of real estate in which they specialize. Close friends of mine were surprised to learn I do not handle rental management. The reason I gave was a real eye opener: Rental management is a specialized field of real estate and I hire other real estate agents to handle my rentals (call me if you need a referral by the way). How can you identify good agents? I look for agents with a positive, steady attitude. Buying real estate in this hot real estate market is a lot like playing a game of football. You are going to take some hard tackles and maybe even get thrown for a loss. Good listings are getting multiple offers at prices higher than the list price. You are going to lose out on some homes because the market is so competitive. But you have to line up and get ready for the next play. Think only positive thoughts and erase that bad play from your memory. Agents who can coach buyers with a steady hand are going to achieve success even in competitive markets.
I recently read that good agents don’t wait for their clients to ask them questions – they are pro-active and probe the client about their home buying needs and wants. Good agents are not order takers. They actively analyze the client. Expect a good agent to probe you for personal info. Where do you work? What is your homebuying budget? How many family members? Do you have pets? What school situation are you expecting? All these questions are filters to help the agent identify a home that is perfect for your needs.
In a hot market the early bird gets the worm. Most agents will put you on an email drip and new listings will be sent directly to your inbox. They can be configured to arrived weekly, daily or multiple times a day. Good agents are going to review that email drip and identify homes that meet your particular criteria. Good agents can see past bad listing photos, poor bedroom descriptions and incorrect school listings. Good agents find an “edge”. Good buyers have to listen and be ready to tour homes on short notice!
