Work Between Christmas and New Years
Do real estate agents work between Christmas and New Years day? My mother asked if we were taking the Holiday’s off. I chuckled and told her “no we are too busy to take time off.” Ee often use any down time to do marketing work between Christmas and New Years. This year we are directly involved in showing buyer clients, closings for buyers and sellers and talking to home sellers who want to put their home on the market in January.
Yesterday is a good example is a good example. I met a seller in Northlake who has a high end renovation that has been on the market a couple of months and has not sold. The seller wanted an analysis of the property and a CMA to give him a better idea of what price the home should be listed at for a sale in January.
Afterwards I was off to Tucker to meet with a family who bought a home in 2007 – just prior to the National recession that hammered real estate values. This family has been left with the prospect of selling their lovely home for less than they paid for it. It is a tough situation but the family is bravely addressing the situation and moving forward with positive actions.
Today I am showing a first time buyer homes in Gwinnett County. They have some time off and are ready to make a purchase now or in January. They are approved for a mortgage loan and currently live in an apartment. In the business we refer to this type client as an “A” grade prospect. They are motivated, financially capable and have done their homework. It is a huge pleasure to show them homes.
Between Christmas and New Years Day I have four closings – two buyers and two sellers. One of the sellers has a business condominium we are closing. Another seller owns a home that we sold before it was listed in the MLS. One of the buyers is an analytical type and carefully shopped and evaluated houses before making a final selection. The other buyer is an investor purchasing a home to turn around and rent for monthly income.
It’s looking like the Christmas decorations are going to be up for a while – definitely until after New Years Day. I am thankful to be blessed with all these clients.
